What Restoration Actually Looks Like

See the difference between routine maintenance and full restoration, and understand which one your floor actually needs.

Before and after

Drag to See the Difference

Restoration is not a deep clean, and it is not replacement. It is a structured process that strips away decades of wear, damage, and failed sealer to bring a surface back to a condition close to new, often at a fraction of replacement cost. The examples below span the material types covered throughout this Resource Center.

What Restoration Actually Involves

A deep clean addresses surface dirt but cannot reverse sealer failure or physical wear. Replacement is rarely necessary if the underlying material, versus just its finish, is still structurally sound. Restoration sits between the two, and it runs in this order.

1

Diagnosis

Assessing the surface, the condition of the existing sealer, and any structural issues underneath before a single machine comes out of the truck.

2

Deep Stripping

Removing old sealer, wax buildup, or embedded grime that routine cleaning simply cannot reach.

3

Repair

Addressing cracks, chips, missing grout, or lost fill material so the surface is sound before it is refinished.

4

Refinishing

Honing, polishing, or grinding, chosen by material and by the finish the floor is supposed to have.

5

Resealing

A sealer matched to the specific material, so the work holds instead of washing out in a season.

Which one do you need

Restoration vs. Routine Care vs. Replacement

Signs you need restoration rather than routine care almost always come down to one question: is the problem on the surface, in the finish, or in the material itself?

Routine Care

Regular cleaning and resealing on schedule. Prevents most problems from ever developing.

Restoration

Needed when sealer has failed for an extended period, staining has set in, or physical wear such as pitting, dulling, or chipping has accumulated. Restores the existing material rather than removing it.

Replacement

Only necessary when the underlying material itself is structurally compromised, not just its finish, such as extensive cracking through the substrate or irreversible water damage.
